A €500 damage deposit may be pre-authorised on the Guest's credit card before or at check-in.

- Damage to the Villa, furniture, equipment or outdoor areas
- Missing items
- Excessive cleaning

- Damage resulting from misuse of the pool, gym or other facilities
- Any other costs caused by a breach of these rental conditions
Where the cost of damage exceeds the damage deposit, the Guest remains responsible for the additional amount.
CONDITION OF THE PROPERTY
The Villa is inspected before each arrival.
Guests are requested to notify Crossdeira or the concierge as soon as reasonably possible after check-in if they identify damage, missing items or another material issue.
If no issue is reported, the Villa will be considered to have been received in appropriate condition.
Any damage caused during the stay must be reported immediately.

Bed linen, shower towels and basic household linen are provided as part of the stay.
Guests are requested not to use indoor towels as pool, beach or cleaning towels where designated alternatives are provided.
For longer stays, additional cleaning and linen changes can be arranged upon request and may be subject to an additional fee.

Guests are not expected to professionally clean the Villa before departure. However, it should be left in a reasonable condition.
Before check-out, guests are kindly requested to:
- Place rubbish in the appropriate bins
- Leave dishes clean or place them in the dishwasher

Smoking outdoors is permitted only where it does not create a fire risk or cause damage or nuisance.
Cigarette ends must be disposed of safely and must never be left in the garden, pool area or surrounding property.
INTERNET / WI-FI
Complimentary Wi-Fi is available throughout the Villa.
While Crossdeira makes reasonable efforts to provide reliable internet access, availability and speed may depend on external telecommunications providers.
Crossdeira cannot be held responsible for temporary interruptions or reduced internet performance resulting from circumstances outside its reasonable control.
Temporary internet interruptions do not normally entitle the Guest to a refund or reduction of the rental price.
AIR CONDITIONING
Air conditioning is available in the Villa.
Guests are requested to use the air-conditioning systems responsibly and to switch them off when leaving the property for extended periods.
Windows and exterior doors should normally remain closed while air conditioning is operating.
Crossdeira will arrange reasonable assistance should a technical issue occur but cannot guarantee uninterrupted operation where a failure results from circumstances outside its reasonable control.
SWIMMING POOL
The private swimming pool is provided exclusively for registered guests of Crossdeira.
Use of the swimming pool is entirely at the Guest's own risk.
The pool is intended for normal recreational swimming. Diving, dangerous jumping, running around the pool or other unsafe behaviour is not permitted.
Children must be supervised by a responsible adult at all times when using or being near the swimming pool.
The presence of a pool cover or other safety feature does not replace adult supervision.
Guests are responsible for determining whether they and the persons travelling with them are capable of safely using the swimming pool.
Crossdeira cannot accept responsibility for accidents, injuries or health issues resulting from inappropriate or negligent use of the pool.
Guests must follow any instructions relating to the pool, pool cover, filtration or other equipment.

Private personal training, yoga or other coaching sessions may be arranged separately upon request.
OUTDOOR AREAS
Guests are welcome to use the terraces, garden, barbecue area, outdoor dining spaces, pool and training areas.

Guests are therefore requested to secure or store outdoor cushions and other movable items when necessary and to follow any instructions provided by the concierge or property manager.
Barbecue equipment must be used responsibly and must never be left unattended while operating.

Separate cancellation and payment conditions may apply to such services.
MAINTENANCE AND ACCESS
Guests should inform the concierge or property management as soon as possible if a technical or maintenance issue occurs during the stay.
Crossdeira will make reasonable efforts to resolve reported issues promptly.
Where reasonably necessary, guests agree to provide access to the Villa for maintenance personnel, technicians, pool maintenance, gardeners or other service providers.
Except in emergencies, we will endeavour to coordinate such access with the Guest in advance.
If a maintenance intervention is required as a direct result of misuse, negligence or damage caused by the Guest or another person in their party, the resulting costs may be charged to the Guest.
KEYS
Guests are responsible for all keys or access devices provided to them.
Loss of a key or access device may result in a charge of at least €50, or the actual cost of replacing keys, locks or access systems where this amount is higher.

Guests are encouraged to secure valuable items appropriately and maintain adequate travel insurance.
LIABILITY
Crossdeira makes reasonable efforts to ensure that the description, photographs and information regarding the Villa accurately represent the accommodation and facilities.
Guests must report any material complaint or problem as soon as reasonably possible during the stay so that Crossdeira has an opportunity to investigate and resolve it.
Where reasonably possible, the Guest agrees to cooperate with Crossdeira and its representatives in attempting to resolve any reported issue.
A Guest who chooses to leave the Villa before the agreed check-out date without first providing Crossdeira with a reasonable opportunity to address the reported issue will not automatically be entitled to reimbursement for the unused portion of the stay.
Crossdeira shall not be responsible for events outside its reasonable control, including but not limited to weather conditions, utility interruptions, telecommunications outages, government restrictions, road closures or failures of third-party service providers.
Nothing in these Terms excludes liability where such liability cannot legally be excluded under applicable Portuguese law.
TEMPORARY HOLIDAY ACCOMMODATION
Crossdeira is operated as registered Alojamento Local accommodation under registration number 169364/AL and is provided solely as temporary holiday accommodation for the duration of the confirmed reservation.
The booking does not constitute the Guest's permanent residence, nor does it create any tenancy or right of occupation beyond the agreed booking period.
Guests must leave the property upon expiry or termination of the confirmed reservation.
NON-PAYMENT AND BREACH OF AGREEMENT
If an amount due under the reservation is not paid by the applicable due date, Crossdeira may request payment within a reasonable additional period.
If payment remains outstanding, Crossdeira reserves the right to cancel the reservation in accordance with the applicable cancellation conditions.
A material breach of these Terms, including serious damage to the property, unauthorised parties, unlawful activity or conduct presenting a significant risk to the Villa or other persons, may result in immediate termination of the stay.
Where a stay is terminated because of a material breach attributable to the Guest, no refund will normally be provided for the unused portion of the reservation.

These General Terms and Rental Conditions and the associated accommodation booking are subject to the applicable laws of Portugal.
Any mandatory consumer rights available to the Guest under applicable Portuguese or European Union law remain unaffected.
ACCEPTANCE OF TERMS
Payment of the booking deposit or confirmation of the reservation constitutes acceptance of these General Terms and Rental Conditions.
The lead Guest is responsible for ensuring that all other guests included in the reservation are informed of and comply with these conditions.
